3 Proposed Development

The proposed development includes the following components:
     Proposed Resort Development
           o 220 dwellings
           o Clubhouse
           o Tennis Court
           o Bowling Green
           o Visitor carparks
           o Caravan carparks
           o Total area of 121,517 m2
     Proposed Aged Care Development
           o 120 beds
           o Support facilities
           o Carparking
           o Total area of 20,245 m2

Vehicular access to the site is off Pearson Road for the aged care facility, and off Trading Post
Road for the retirement living component.
The proposed building plans are included in Appendix B and a site overview is included in
Figure 3.1.
The proposed layout of the aged care facility is shown in Figure 3.2. The facility’s 120 rooms
have been designated into five separate wings, however individual numbering of the rooms has
not been provided at this point in the design. To aid in the interpretation of the predicted noise
levels, numbering has been applied to each of the rooms as presented in Figure 3.2. If a wing
contains multiple areas with the same label (eg. Lounge) these areas have also been numbered
for identification. This numbering system for the aged care facility will be used throughout the
assessment.
