2.1       LAND USE AND AREA CLASSIFICATION
2.1.1     DEVELOPMENT SITE

The subject site is located at 36 & 38 Duke Street, Sunshine Beach, which is formally described as Lot
370 & 371 on RP48111.

The site comprises two small allotments with a combined area of 482.34m2. The two allotments are
currently improved with an existing 2 storey mixed use development combining a restaurant and office
at ground and 2 residences above. The existing buildings are proposed to be demolished to
accommodate the new development.

The site has two frontages, Duke Street being the commercial frontage and Douglas Lane being a one-
way rear lane. All access and servicing are currently provided via Douglas Lane. Duke Street is a low
order activity centre (Village centre) which services visitors and short term and permanent residents.
