3.2 LAND USE HISTORY
The existing two storey development was established in the 1960’s. The ground floor consists of two
small commercial tenancies, which are currently being used as a restaurant and office. The upper level
of the premise was established as two residential units. No on-site car parking is provided for the existing
development. A small informal (non-compliant) car parking area is provided at the rear of the site. On
street parking is provided along the Duke St frontage of the site.

The existing premises is illustrated in Figure 11 below. The existing development has the following
development parameters:

      ▪ Site cover – 41%
      ▪ Plot ratio – 0.79:1
      ▪ Total GFA – 384m2
      ▪ Building height – 6.8m
      ▪ Carparking – Nil

Notably, the existing development reflects the allowable site cover and plot ratio provisions provided in
the planning scheme. These finer grain elements are considered contradictory with the scale of
adjoining development and the medium to high residential density intent sought by the Tourist
Accommodation Zone code.
