5.1 SOUTH EAST QUEENSLAND REGIONAL PLAN (SEQRP)

Comment: The subject site is identified under the South East Queensland Regional Plan 2009 - 2031
as being in the Urban Footprint. The proposal does not trigger any assessment against the regulatory
provisions of the Regional Plan.

5.2 DRAFT COASTAL PROTECTION STATE PLANNING REGULATORY
PROVISION

Comment: The site is mapped under the Queensland Coastal Plan as being within the Coastal Zone
and Coastal Management District and is traversed by the Coastal Building Line. The site is not
subject to any Hazard area mapping. It is noted however that the Draft Coastal Protection State
Planning Regulatory Provision has suspended the operation of the State Planning Policy 3/11: Coastal
Protection. The application triggers referral to the Department of Environment and Heritage
Protection under the Sustainable Planning Regulation.
