Linke and Linke Surveys SLR Ref No: 620.31071-R01-v3.0-FEMP.docx Flood Emergency Management Plan February 2024 111 Lake Weyba Drive, Noosaville 2.2 Proposed Development The proposed development will consist of multiple residential community title lots. The site is proposed to be subdivided into eight lots of varying sizes. All lots contain a pad area of between 700 m2 and 736 m2, but the lots vary in total size because of requirements for a bushfire exclusion zone along the northern boundary of the site, and the inclusion of the western area of Open Space Conservation Zone in Lot 8. In terms of total area, four lots (1, 2, 5 and 6) range in size from 700 m2 to 719 m2, three lots (3, 4 and 7) range in size from 1,259 m2 to 1,394 m2, and the balance lot (Lot 8) has an area of 12,461 m2 to accommodate the open space zone area. The building area on each has been sized to be consistent with the existing lots to the north and south of the site with a minimum lot size of 700 m2. The development layout is shown on the following Figure 3. Figure 3 Subdivision Development Layout Three of the lots will be accessed directly via Lake Weyba Drive, with the remaining five lots accessed via an extension to the existing Sail Street. A filled pad will be provided on each allotment which will cause the minimum habitable floor level for any residence to be located above the peak water level in the Weyba Channel for a Probable Maximum Flood (PMF) event. That is, all dwelling houses constructed in the development will be required to have a minimum habitable floor level of approximately 3.40 m AHD. The majority of vegetation at the site is to be retained, particularly vegetation on the western part of the site which has been identified to be good quality. Vegetation on the northern boundary of the site will also be retained where possible. Retaining walls are proposed along house pad and external lot boundaries to form the building envelopes. The cul-de-sac extension of Sail Street into the site will be common property. Page 6 31
