6.8      Building approvals

Proposed lots 1 to 8 are within a designated bushfire prone area for the purpose of building permit
applications. Therefore, provisions of the NCC and the Queensland Development Code (QG 2021) (QDC)
that apply to a designated bushfire prone area apply to any building assessment work within proposed
lots 1 to 8.
Compliance with the NCC and QDC requires class 1 habitable buildings, ie dwellings, and associated
class 10a non-habitable buildings and structures, ie sheds, carports and private garages, within
proposed lots 1 to 8, to be designed and constructed in accordance with BAL construction standards
in AS 3959-2018 to reduce the risk of ignition from bushfire attack.
Note, a separate BAL assessment report for proposed lots 1 to 8 will be required for building permit
applications.

6.9      Service installation
Services to building pads must be installed underground.
