PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 28 JANUARY 2014
A further operational works application would be necessary and the final design must incorporate
advanced plantings throughout the development, retention of existing mature viable tree species,
protection of significant vegetation within and adjacent to Pinaroo park in order to reinforce and
enhance the local landscape character of the site.
Overlay Provisions
The following Overlays are applicable to this application:
Environmental Enhancement Area
Medium Bushfire Hazard Area
Low Potential Acid Sulphate Soils Area
The application has been assessed against each of the applicable overlay codes and found to be
compliant with, or can be conditioned to comply with, each. The pertinent issues arising out of
assessment against the codes are discussed below:
Code Discussion
Biodiversity The road connection through Pinaroo Park to Noosa Drive will affect some
Overlay Code trees mapped as Environmental Enhancement under the code. The layout
of the road in this location will need to be carefully considered to minimise
tree removal and earthworks generally. A relatively open area route is
available that should retain a stand of Callitris pines and other trees to the
north. Any tree removal could also be offset by new plantings, either
within the road reserve or Pinaroo Park.
Natural Hazards The site is mapped as a medium bushfire hazard area but, due to its urban
Overlay Code location, is not considered to be at risk of wildfires or require additional
vegetation setbacks beyond those proposed.
