Figure 2.1 - Site Locality Plan (Noosa Council Intramaps, 2021)
2. 2. E X I S T I N G D R A I N A G E P A T T E R N S
Data obtained from the detailed survey and Council’s interactive mapping indicates that the
nearest stormwater drainage is a 375mm diameter pipe located within an easement in the
adjacent property Lot 0 GTP591, discharging to a 750mm stormwater pipe located within
the Bottlebrush Avenue road carriageway.
Kerb and gutter is available on both sides of the road. The nearest kerb inlet pit is
approximately 20m from the property boundary (to the northwest), on the northern side of
Bottlebrush Avenue.
No other stormwater infrastructure has been identified in the site detailed survey and no
kerb adaptors are present within the road frontage of the property. It appears that both roof
water and surface run-off from the site flow downslope toward the road collection system.
3. PROPOSED DEVELOPMENT
3. 1. P R O P O S E D D E V E L O P M E N T D R A I N A G E P A T T E R N
The proposed development increases the impervious area of the site by approximately
33m² (from 324 m2 to approximately 357m²).
Rational method calculations (in accordance with Queensland Urban Drainage Manual
[QUDM]) have been undertaken to quantify the increase in peak runoff from the site for
preliminary sizing of the storage required to mitigate the increase (refer to Appendix B -
Rational Method Calculations for details). A summary of these calculations are provided in
