 A sewer gravity main was located to the north-east of the site boundary and based on the information
from the Unitywater Infrastructure website, the invert level of the main is between RL8.81m and
RL8.56m. The architectural plans indicated the location of the sewer main (orientated sub-parallel to the
north-eastern site boundary) to be off-set 3.674m north-east of the eastern end of the proposed fence
to the south of the pool and 4.61m north-east of the northern corner of the proposed pool.
 Based on a cursory inspection from within the site, and where observations were possible, there were
no obvious signs of damage to the buildings and structures within or neighbouring the site which indicate
      past or on-going slope instability.

5 GEOTECHNICAL STABILITY ASSESSMENT

5.1 Existing Conditions
Reference to the Noosa Council’s online Landslide Hazard Overlay Map indicates that a portion of the site
contains terrain designated as a “Moderate Hazard Area” (see Plate 6).
                                              Site Location

Plate 6: Extract of Noosa Council’s Online Landslide Hazard Overlay Map.

Based on our site observations, there were no obvious signs of major slope instability such as tension cracks,
bulging of retaining wall faces, debris slumping from cut faces, or structural damage on existing structures.
Based on the slope angles (maximum 20o), the curved and/or leaning trees located on steeper sloping
portions of the areas to the north-east and south-west of the site have been interpreted to be a result of tree
growth directed to the sunlight rather than slope instability. The retaining walls appeared to be performing
satisfactorily and we assume they were engineer designed.

As noted above in Section 4.2, the fill has been assessed to be poorly compacted and in the absence of formal
records of its placement and any density test results, the fill is regarded as “uncontrolled” as defined in
AS2870-2011 “Residential slabs and footings”.
