The report is intended to support the development application seeking approval for a material change of use for the site. The existing site covers a site area of 582m2 and currently has an existing dwelling with hardstand driveways and two detached sheds. The proposed development consists of one two-storey office and living space with access driveway and carparking at the ground floor level. This footprint area is 253m2, there is a proposed hardstand driveway and carpark of 123m2 and the remaining area (206m2) is to be landscaped. This report has been developed to address the stormwater management in regards to a suitable discharge from the property and both quality and quantity requirement. The plan is in response to the Noosa Council information request (MCU21-0288 and OPW21/0364) which requires the development to collect and discharge/infiltrate stormwater and ensure sufficient capacity is provided in the existing infiltration system. The stormwater runoff for the proposed development site has been assessed using the Queensland Urban Drainage Manual (QUDM) with Rational Method calculations to determine the potential stormwater flows on the development.
