Report on Updated Bushfire Management Plan for Stockwell Development Group Pty Ltd
Undeveloped Area of Noosa Civic
5. Mitigating Actions for Compliance with Bushfire Overlay
5.1 Access
The link of Hofmann Drive to Walter Hay Drive provides a major improvement for
emergency access to the site.
5.2 Bushfire Buffers / Firebreaks
Walter Hay Drive provides a substantial buffer from the National Park to the east.
The power line buffer against Area 2 provides an adequate protection for this small
unit.
The power line clearing extends out to Eenie Creek Road and isolates the small
area of National Park north of Area 2. It would be prudent for some fuel load
management in this area depending on the style of development in this area.
The zone adjoining the Council Park at Lots 12 – 15 requires a 20m buffer from
development. This land will be cleared and will be used for car parks and access.
No building can be constructed in this area. (see Bushfire Buffer Plan) The
southernmost section of Lot 12 adjoins the environmental covenant area.
The immediate 20 metres in this environmental covenant will be managed with the
following actions:-
All weeds will be removed.
All understorey up to 6m in height will be removed and the ground fuels maintained
at <8 tonnes/ha by physical means.
This will be the responsibility of the owner of Lot 12.
5.3 Water
The entire estate will have reticulated water with appropriate fire hydrants.
Lots 12 – 15 will each have a fire hydrant with a hose and reel along the outer boundary of
each lot adjoining the park land.
