Minor Change Application
1.0 Minor Change The applicants, Alistair and Kelly Mouat seek approval of a Minor Change to the Development Permit (MCU17/0510 & OPW17/0535) for an increase to the gross floor area of the development via a mezzanine floor. The increased floor area is proposed within tenancy 2, along the western wall and situated over the existing bathroom and kitchenette. The current development on-site was approved for Industry Business Type 2 and an Ancillary Dwelling Unit. A total of 11 car parks were approved for the development, noting 9 directly required for the development, leaving a surplus of 2. The proposed minor change will result in an increase of 55.5m2 of GFA to tenancy 2, increasing the total GFA of the industrial use to 447.9m. No change to the approved Ancillary Dwelling Unit is incurred. For the purposes of assessing any change to the parking demand, because of the change, the requirements of the superseded Noosa Plan 2006 have been considered as relevant for the existing development, similarly the current requirements of the Noosa Plan 2020 have also been considered. Noosa Plan 2006 1 space per 30m2, or part thereof, of use area, for areas up to 150m2; AND 1 space per 50m2, or part thereof, of use area, for areas up to 500m2; AND 1 space per 100m2, of part thereof, of use area, for areas in excess of 500m2. = 9 car parks PLUS, 1 covered car park for the Ancillary Dwelling Unit (caretaker) = 10 car parks Noosa Plan 2020 1 space per 50m2 up to 500m2; AND 1 space per 100m2 in excess 500m2. = 9 car parks PLUS, 1 covered car park for the Ancillary Dwelling Unit (caretaker) = 10 car parks As determined above the additional GFA, in review of the previous and current parking calculations for the industrial use requires a total of 9 car parks. This total, in addition to the required (existing) covered car park for the Ancillary Dwelling Unit equates to a total of 10 car parks which are available on-site.
