Appendix I - Bushfire Hazard Report

The Noosa Plan mapping also has development constraint overlays including a Bushfire Hazard
Overlay. As shown in Figure 5, below, an extract of the Bushfire Hazard Overlay for NSC, indicates
that the site is mapped within either “Very High Potential Bushfire Intensity”, “High Potential Bushfire
Intensity”, “Medium Potential Bushfire Intensity” or “Potential Impact Buffer” Areas around the
perimeter of the site and extending into the site.

The NSC Planning Scheme requires a site-specific bushfire hazard assessment to be undertaken for
sites within Bushfire Hazard Areas. This site-specific bushfire hazard assessment is to be prepared
in accordance with the superseded SPP 1/03: Mitigating the adverse Impacts of Flood, Bushfire and
Landslide and SPP Guideline. Accordingly, S5 Environmental’s site specific Bushfire Hazard
Assessment has been completed in accordance with the SPP 1/03. This approach involves both
quantitative and qualitative assessments of the site. The quantitative assessments included a review
of the vegetation communities, slope and aspect. The qualitative assessments were based upon the
known bushfire behaviour of the subject land.
