 Across the central portion of the site the site surface levels sloped down to the north at between about
25o and 40o (see Plate 2) to a gently sloping lower portion that extended northwards into neighbouring
bushland. The slope also extended north-west and south-east beyond the site boundaries.

Plate 2: steep slope crossing the central portion of the site (looing south-east)

 The steeper (south-eastern) portion of the central sloping area was overgrown and the “rock RW”
indicated on the survey plan was not visible. Upslope of the central sloping area a timber sleeper
retaining wall supported the relative flat yard area to the south. For more details on the retaining walls
                 see Section 4.3.4 below.

            4.3.2 Groundwater and Surface Drainage
 As noted in Section 4.2 above, no groundwater was encountered within the depth of the investigation.
 Based on the topographic setting of the site, surface run-off from the south not captured by the roads
stormwater drainage system would be directed down to the north and north-east through the site to the
                 bushland downslope.
 Locally, some run-off from the upper section of the site may be captured by drainage behind the retaining
walls within the upper yard area.

            4.3.3 Vegetation
 The site contained a number of medium to large sized trees which also occupied the neighbouring
properties. The northern portion of the neighbouring property to the east was grass covered.
 The bushland to the north extends to the lake foreshore and contained numerous trees (maximum height
                 about 20m).
 Based on our site observations there were occasional trees that were leaning and/or had curved bases
over the steeper section of the central sloping area of the site (see Plate 2 above).
