MCU21_0110 Proposed hotel - Noosa Springs - Bushfire_evacuation concerns
Attached to the e-mail Further concerns regarding prosed development - Phil Dauphin 28.02.2023.
Amended Proposal Plans dated 09/02/2023; Marchese Partners DA1.00 Site Plan This drawing shows an extension to the existing service road on the south-east of the site, running from the rear road entrance to the clubhouse up to the lawned area with 19 carparks including 4 PWDs. The road is shown as 3.5m wide minimum, with a turning facility at the top which is clearly designed for commercial vehicles. This is not feasible as the road is not wide enough for 2 passing vehicles. This is contrary to the information provided in the Noise Impact Assessment (refer to comments on the Noise Impact Assessment on page 25) Drawing DA1.04 shows a large café/restaurant area with significant back-of-house facilities which appear capable of servicing a large event, as well as any hotel guests. This, coupled with the additional grassed areas that are now evident to the north of the pool area, raises concerns about the number of people that might be present at such an event, and who would be subject to evacuation when a bushfire evacuation becomes necessary. In-ground grease trap – how will this be serviced? Drawing DA1.11 shows a revised layout for the clubhouse. The proposed revision to the café and bar facility reduce the size of the existing facilities which are already too small to service the café and/or restaurant customers.
