2.0 SITE CHARACTERISTICS
2.1 Site Characteristics
The southern section of the site (proposed lot 2) contains a residential dwelling and
associated buildings. This lot was observed to be serviced by two (2) septic tanks
and a grey-water tank. The dwelling is serviced by one (1) system, whilst the other
system services a detached “amenities” building. Anecdotal evidence from the
caretaker on site indicates this dwelling contains only one (1) bedroom. Manicured
lawns surround the dwelling, bordered by dense vegetation. An access track
provides pedestrian access to the beach.
Proposed Lot 1 contains a dwelling with a granny flat. A single septic tank and
disposal system was observed in this area. It is understood this dwelling contains 3
bedrooms with a single bedroom in the granny flat. Manicured lawns and gardens
surround the dwelling, bordered by dense vegetation. An access track provides
pedestrian access to the beach.
Vegetation surrounding the lawns was observed to be vigorous and comprised of
native and pest plant species. Ponding was not observed on site and “sewage”
smell was not detected in the location of the septic tanks or surrounds. However, the
dwelling on proposed Lot 1 was unoccupied at the time of site assessment.
2.2 Topography
The site is undulating, with current dwellings located on flat areas within the site.
The current dwelling on proposed Lot 1 is located on the high point of the site
grading down to David Low Way in the west, the beach in the east and a waterway
in the north. Proposed Lot 2 grades slightly toward David Low Way in the west. A
depression was observed to the east of the dwelling on this lot from which the
topography rises before grading down toward the beach.
Refer to JFP Consultants Reconfiguration Plan M2683-0-01-C included in Appendix
A for details of site contours.
2.3 Site Hydrology
2.3.1 Surface Water
A depression separates the two dwellings with a grade toward the north-
west. The site grades generally to the east and north therefore directing the
surface flow generally towards the northern boundary.
2.3.2 Groundwater
A search of the registered groundwater bore database on Queensland
Globe indicated one (1) bore within close proximity to the site. This bore is
listed as Abandoned and Destroyed but had been advanced to a depth of
19.2m.
2.3.3 Flood Level
Council Flood Hazard Overlay map indicates the development is not within a
Flood Hazard Area.
2.4 Geology
Desktop analysis of minesonline geology maps for the site indicates soil
types/geology as Holocene parabolic dune; quartz sand over the majority of the site.
