A section of Mud, peat; freshwater swamp deposits in coastal areas aged from the
Quaternary period is located in the north of the site.
2.5 Soil Profile
Field sampling carried out by Duke Environmental on 31 August 2016 up to a depth
of 800mm below surface level indicates that the soil is dominated by sand.
Refer to Drawing DE1384/03 for location of boreholes and Site Borelogs in
Appendix A.
2.6 Soil Permeability
Soil permeability (Ksat) of >3.0 is estimated from the site soil category of 1 (Gravels
and sand) (Refer AS1547-2012).
2.7 Acid Sulfate Soils
Council Acid Sulfate Soil overlay mapping indicates a section in the north of the lot
is mapped as Low Potential Acid Sulfate Area 5-20m AHD. This area generally
correlates with the geology mapped area of mud, peat; freshwater swamps. The
reconfiguration plan indicates this area of the site is designated for vegetation
covenant and therefore is also outside of the disposal area.
2.8 Site Constraints & Opportunities
The site is mapped within a Coastal Protection Area under the Noosa Plan and is
located in close proximity to the beach. Wastewater systems will need to be
maintained and operated in a manner to prevent overflow or discharge to
surrounding areas. The retention of vegetation under covenant may limit the
opportunity for a reserve area, however the option exists to replace the soil in the
treatment area should the need arise.
3.0 WASTEWATER TREATMENT AND DISPOSAL SYSTEM DESIGN PARAMETERS
3.1 Wastewater Treatment and Disposal System
The dwelling on proposed Lot 2 is serviced by a septic tank and trench bed system
to treat on site wastewater. This dwelling is also serviced by a greywater tank and
has a separate septic tank servicing a detached amenities building. The dwelling on
proposed Lot 1 appeared to be serviced by a septic tank. As site plans for the
systems were not available, a licensed plumber was commissioned by the client to
inspect the systems. The results of the inspection indicate that all systems servicing
the property do not meet current standards and will require replacement. According
to the plumbing report there are no active trench bed systems. Septic tanks
observed on site were contained within the proposed site boundaries of the lot
which they serve. Refer to Drawing DE1384/03 included in Appendix A for location
of current tanks.
3.2 Wastewater Treatment and Disposal System Design Parameters
3.2.1 Design Flows
Design flows have been calculated for each dwelling, based on a potential
for five (5) persons per dwelling (assuming redevelopment).
Based on Table H2 of Australian Standard AS/NZS 1547:2012 we have
adopted a daily flow of all wastes of 150L/person/day.
