Please find attached amended Proposal Plans prepared by Tulip Design Qld (dated 21* March, 2015). The Plans have been amended by the inclusion of a battered landscape bank which provides a transition between the lower street footpath and the entry to the ground floor tenancies. 2. As stated above a battered landscape bank has been included along the frontage of the proposed building. 3. Robert Lloyd of Tulip Design Qld states the building design relates to Art Deco styles as: “The Emerald Street facade of the proposed building echoes the Art Deco style of design with the simple forms, geometric shapes and simplified level of detail. Entry awnings and shade devices create a horizontality that is juxtaposed with more vertical elements in the balustrading and the feature batten screen to the rear of the building. The colour scheme will be subdued but modern limited and bold palette providing a simple backdrop to the glazing, lights and vibrancy of the retail and commercial shopfronts. Zones for signage are identified for the tenants to have controlled representation on the building fagade and under awning blades. At ground level a battered landscape strip provides a transition between the lower street footpath and entry to the ground level tenancies. At the east boundary the footpath feathers from the street footpath and adjoining crossover to provide wheelchair access to the ground level. A short run of steps are introduced at the western end of the frontage, required to connect the ground level with the lowered street footpath. Other than structural columns, the view in to the ground floor is open and inviting with clear sight lines. The landscape transition provides an opportunity for low planting to enhance street frontage activation and articulation. Engineering 4. Collection Area: On kerb in Wimmers Lane. Current Collection: Once a week — Wednesday morning. Type of Waste Generated: General Waste Recyclable Waste Green Waste General Waste: Shop 50L/100m? floor area/day* = 525L per week. Office 10L/100m? floor area/day* = 105L per week. Recyclable Waste: Shop 50L/100m? floor area/day* = 525L per week. Office 10L/100m? floor area/day* = 105L per week. Green Waste: The amount of green waste generated will be of limited quantity due to the minimal extent of soft landscaping. It is envisaged the landscaping maintenance of the development will be carried out by a contractor and the waste disposed of off-site by the contractor. Note: the above amounts have been adopted from the Commercial Waste Generation Rates published by Melbourne City Council (dated 11/03/13). Conclusion: The Preliminary Waste Management Report has been prepared to demonstrate that the waste from the proposed development can be serviced at sustainable levels that will meet the demand of the site and without impact upon the amenity of the area. Please note that this submission completes our response to your Information Request. We look forward to your assessment of the application. Yours faithfully Me “Max Watterson
