Item 3 – Setbacks




In response to the Information Request, amended plans have been prepared by David
Toohey Architect, dated 25/10/2022, to remove the shutters from the caretaker’s unit
terrace, change from solid balustrading to glass balustrading and reduce the upper
roof/awning thickness to 410mm. The changes are considered to appropriately soften the
built form towards the village green, in accordance with Performance Outcome PO12 of
the Local Centre zone code. The solid wall of the caretaker’s unit achieves the required
2m setback, whilst the terrace is consistent with the adjoining development, as per the
diagram below.
