5.4 Stormwater Quality Management The intended land use is considered low impact with respect to pollutant load generation when compared to typical urban or commercial developments. The target pollutants for water quality management in new developments are typically organics (phosphorous and nitrogen), suspended solids (sediment) and gross pollutants (litter). A large percentage of these pollutants are released to downstream waterways as a result of land disturbance associated with earthworks and building operations. The proposed development works will include erosion and sediment control measures during the construction phase and minimal pollutant load generation during the operational phase. Proposed development works over the subject site include the construction of a boutique hotel, tennis courts, pools, car parking and landscaped areas. New carparking areas will be constructed using permeable materials (porous pavement, pavers interspersed with turf etc.). It is proposed to utilise the existing stormwater management areas (vegetated buffers, vegetated swales, lake system) constructed as part of the Noosa Springs Golf Resort. These devices provide primary water quality treatment of stormwater flows from the existing and proposed development sites. Significant capture of stormwater runoff is achieved in the existing constructed waterbodies located downstream of the subject site. Harvested rainwater is utilised for irrigation of the golf course and landscaped areas. The existing constructed waterbodies provide tertiary treatment of stormwater flows and also provide frequent flow management and reductions to total volume of runoff from the development site.
