Report on Acid Sulfate Soils Investigation
Proposed Medical Centre
36 & 40 Hofmann Drive, Noosaville

1. Introduction

This report presents the results of an acid sulfate soils (ASS) investigation undertaken by Douglas
Partners Pty Ltd (DP) for the proposed medical centre at 36 & 40 Hofmann Drive, Noosaville.

It is understood that the proposed development will consist of a three storey medical building with a
single storey basement car park. Excavations up to 3 m deep are anticipated for the basement.

The investigation was undertaken at the request of MPN Consulting Pty Ltd, acting on behalf of
Ribarja Pty Ltd, and was undertaken in general accordance with DP’s proposal SSC190107 dated 16
April 2019.

The aim of the investigation was to assess the following:
    subsurface conditions including groundwater (if encountered);
 presence and severity of ASS; and
 management and treatment of ASS (if any).

The investigation comprised the drilling and sampling of four bores followed by laboratory testing,
analysis and reporting. Details of the field work and laboratory testing are presented in this report,
together, with comments on the items listed above.

This report must be read in conjunction with the notes entitled “About This Report” in Appendix A
along with any other attached explanatory notes and should be kept in its entirety without separation of
individual pages or sections.

2. Site Description

The site for the proposed medical centre is located at 36 & 40 Hofmann Drive, Noosaville. The site is
bounded by Hofmann Drive to the east, a vacant lot to the north, and industrial allotments to the west
and south (refer to Drawing 1 in Appendix B).

At the time of the investigation, the site was well grassed and had a concrete driveway adjacent along
the eastern site boundary. Areas of the site were ponded with water, suggesting current site drainage
is poor. Topographically, the site is relatively flat and level.
