6. Submit revised plans for the proposed development that removes direct vehicle access to Gibson
   Road

Response:
Correspondence from Halcrow addressing this traffic issue is included in Attachment 5.      This
correspondence confirms that the proposed Gibson Road access satisfies appropriate traffic
engineering design requirements established in Australian Standards and is therefore considered
suitable. As a result no change to the proposed Gibson Road (and Skipper Place) access
arrangements has been undertaken.

7. Provide a revised plan that indicates:
   (a)     A verge width in accordance with Council's Planning Scheme Policy 5 - Engineering
            Design Standards - Roads, Drainage and Earthworks (4.5 metres minimum) from the
            existing kerb and channel in Skipper Place
   (b)     A truncation of the boundaries at the intersection of Skipper Place and Gibson Road in
           accordance with Council's Planning Scheme Policy 5 - Engineering Design Standards -
           Roads, Drainage and Earthworks section 3.13(g).

Response:
The desired verge width and truncation line is shown on the revised plans in Attachment 1. There
does not however appear to be any need for this land from the site for additional road purposes given
sufficient width exits within the Skipper Place road reserve for the road to have been originally built on
the correct alignment/verge width without impacting the subject site. Nonetheless, as demonstrated
by the proposal plan a widening of the verge width could be accommodated without any impact to the
proposed development other than a minor reduction of frontage landscaping.

8. Provide comment regarding the available queue spaces at the entrances to the site and achieving
   compliance with AS/NZS2890.1:2004 section 3.4.

Response:
Correspondence from Halcrow included in Attachment 5 provides comment on the available queue
spaces and confirms compliance with AS2890.1 (2004).

9. Indicate on the plans the proposed direction of traffic movements through the site.

Response:
Plan DA-001 indicates the direction of traffic movements through the site. Correspondence from
Halcrow included in Attachment 5 confirms the proposed internal parking aisles are all 6.2m wide
which are designed in accordance with AS2890.1 (2004) guidelines for two-way traffic flow.

10. Demonstrate that vehicles can pass at the intersections within the carparking area. The vehicle
    type and paths must be in accordance with AS/NZS2890.1:2004 section 2.5.2(c). The paths must
    consider that all adjacent spaces are occupied including the MRV loading area.

Response:
An assessment of internal circulation and parking aisles, including AutoTURN software analysis, is
provided in correspondence form Halcrow included in Attachment 5. This confirms that the internal
circulation and parking aisles comply with AS2890.1 (2004) and that cars are able to manoeuvre
through the parking aisles in a safe and efficient manner.
