Dear Denis,
Reference is made to the Material Change of Use application noted above.
We acknowledge receipt of Council's correspondence dated 8 December 2010 and provide additional information
requested for Items 14 & 15 as follows:
14. The Site Based Stormwater Management Plan has been amended to ensure that the order of water
treatments is consistent i.e. roofwater to raingardens first, then pass to rainwater tanks. Refer to Revision E of
the plan attached to this response for details.
As the roofwater system operates under approximately 3m of head (effectively operating as a pressure
system) the raingardens can be elevated above finished ground level (if required). The flexibility of being able
to elevate the raingardens (if required) will ensure adequate grade for drainage to the underground rainwater
tanks. The location of the raingardens has also been rationalised to assist with draining to the underground
rainwater tanks.
The central car park area will have a finished surface pavement level of approximately RL 2.40 AHD (subject to
detail design). The bio-retention systems have an invert level 1.00m below the pavement level. The existing
Council stormwater system in Gibson Road has an upstream invert level of RL 0.48 AHD and approximately RL
0.00 AHD in Skipper Place. The level difference of between 0.90m to 1.40m is sufficient to ensure adequate
grade for drainage of the proposed bio-retention devices.
A drainage plan detailing proposed invert levels of pipes required to ensure adequate grade for drainage from
stormwater treatment devices will be prepared and forwarded to Council as part the civil operational works
application.
15. The five shade trees proposed within the central bio-retention basin trench have now been excluded from the
bio-retention system and provided with a suitable footprint for root establishment - refer to JFP Sketch
Drawing M2383 SW.1 Revision F for details.
