Assessment
Existing development surrounding and relevant to the development site is the Da’vos site at 201
Gympie Terrace (the western side of Thomas Street) and the neighbouring Twin Quays Resort
development to the southeast of the site. Both existing developments are three storeys in height
with the Da’vos mixed use development containing a number of ground level tenancies setback
closer to street frontages (approximately 2 – 4 metres) creating a more compact streetscape.
A review of the approved plans for the Da’vos site indicates a maximum physical building height of
12 metres ontop of an elevated ground floor level of approximately 1.35 metres. Therefore a total
building height of 13.35 metres.
The proposed development will comprise a slightly higher physical building at 12.9 metres and a
total building height of approximately 13.9 metres above ground level.
At ground level, the Food and Drink outlet tenancies will provide wide outdoor dining and terrace
areas to both street frontages (approximately 8.0 metres wide) which is in keeping with the overall
outcomes of the code to provide mixed use buildings which incorporate open and pedestrian
friendly ground level spaces.
The urban form and design respond to the flat topography of the site by creating visual interest
using differentiation in building façades through a range of textures, colours and styles.
A preliminary schedule of materials and finishes include a mix of external stone walls, screens,
and operable screens to be constructed from either timber or aluminium battening in a natural
colour tone. The ‘external timber structures’ relate to the rooftop terrace pergolas which are
intended to be constructed from recycle hardwood (below).
