GENERAL COMMITTEE MEETING REPORT 17 MARCH 2025
Figure 11 –building elevation along Gympie Terrace.
The design of the building facade elevation breaks the building form into what appears as three
separate smaller buildings. Figure 11 shows the ground-level Food and Drink outlets terraces
which incorporate retractable awnings to promote a subtropical ground-level environment and
articulated elevation to Gympie Terrace.
As shown at Figure 10 the corner site design treatment will include pedestrian stairs to assist with
permeability from the footpath to the ground floor level. The ground-level pedestrian mobility
pathways also aligns with the revised draft Noosaville Foreshore Infrastructure Master Plan which
encourages the corner of Gympie Terrace and Thomas Street as a pedestrian link north to the
waterfront. Ramp and persons with disability access has been included to the Gympie Terrace
and Thomas street frontages (Figure 12 - yellow highlight). The ramps have been located behind
landscaped areas to reduce the visual impact on streetscape.
Figure 12 - Persons With Disability access from Gympie Terrace Thomas Street frontages
Gympie Terrace and Thomas Street combined will contain approximately 70 lineal metres of ‘active
frontages’ which is in accordance with the local plan code and will integrate with the existing shops
and other dining areas to the west and south of Thomas Street.
A portion of the proposed building at the south-west corner of the site will be setback closer to
Thomas Street at 3.5 metres. The reduced setback for this portion of the building frontage is
appropriate, as it transitions the setbacks of the existing development within Thomas Street which
contains no setback to the site frontage.
