The supporting Waste Management Plan prepared for the proposed industrial development at 18 Taylor Court, Cooroy addresses waste generation and servicing for 54 tenancies during the five stages of development. Based on industry-standard generation rates the development is expected to be managed progressively through the staged development resulting in a net total of eleven (11) 2m3 bulk bins located within screened on-site bin enclosures and wash down facilities Site configuration facilitates waste collection with Heavy Rigid Vehicle (HRV) entering and exiting the site from Taylor Court in a forward direction with internal driveways and manoeuvring areas designed to safely accommodate the service vehicle. OPW Available Infrastructure The site is within the local government priority infrastructure area (Map LGIP-PIASC-6). Site is recorded to have access to existing higher order approved stormwater infrastructure and access to reticulated sewer, water, electricity, and telecommunications. A preliminary enquiry recorded responses from the following providers: • Energex QLD • NBN Co QLD • Noosa Shire Council • Superloop (Australia) Pty Ltd • Telstra QLD South-East • Unitywater North The design is responsive to utilise the existing network infrastructure with details provided in the supporting information. Development integrates with existing infrastructure and can be serviced without adverse impacts on neighbouring properties or Council networks. Infrastructure Charges The proposed development includes development subject to infrastructure charges to be calculated based on the current charges. An assessment of Noosa Shire Council Charges Resolution (No. 9) 2025. Site comprises of an existing industrial allotment and a reduction if applicable should be allocated from any adopted charges for existing use when calculating the necessary infrastructure charges.
