Reconfiguration of a Lot staging would facilitate enlarging the number of lots through progressive
subdivision with an arrangement of Community Titles Schemes (CTS) in reference Land Title Act
1994 (Part 6A, Division 3, Section 115I). Development application includes a Reconfiguring a Lot
(RAL) for multiple tenancies with 5 stages with CTS arrangement demonstrated in the supporting
information.

         Operational Work

Operational work (OPW) is necessary to facilitate Material Change of Use of premises that includes
Roadwork, Landscaping, Stormwater Drainage Work, Earthworks and Stormwater.

OPW Access and Parking

Access to the site is provided via a new concrete crossover from Taylor Court connecting to an internal
design that services the staged industrial units. The internal circulation network is configured to enable
safe entry, turning and exit movements with manoeuvring areas and parking designed generally in
accordance with AS2890. Shared zones incorporate bollards, wheel stops and pavement treatments
to clearly delineate pedestrian and vehicle areas. A total of 126 parking spaces include:
    • 125 Vehicle spaces
    • 1 caretakers parking space
    • 8 Motorcycle spaces
    • 2 HRV temporary standing areas are provided for waste collection and deliveries

OPW Site Earthworks

The development responds to the existing topography through a balanced cut and fill strategy
resulting in approximately 483m3 of fill export in total during the 5 stages. Finished surface levels
transition with retaining walls and landscaped batters used to manage grade differentials at
boundaries and between stages. All disturbed areas are to be re-topsoiled and turfed or seeded to
ensure site stabilisation prior to on-maintenance inspection and achieve adequate erosion and
sediment controls.

OPW Landscaping

Landscaping is incorporated along Eastern and Western site boundaries and within designated areas
to soften the built form and provide visual buffering to adjoining properties and Taylor Court. The
overall landscaping framework is intended to complement the staged industrial layout, reinforce
boundary definition and contribute to improved streetscape presentation while maintaining clear
sightlines for safe vehicle access. Landscaping provided is 15.09%, 3,043sqm primarily located at the
entrance from Taylor Court to soften the industrial built form and to provide communal open space
areas to workers.

OPW Water Quality and Drainage

The site is designed to drain predominantly to the southeast lawful point of discharge (LPOD1) via a
formal pipe network to a combined bioretention and detention basin incorporating of filter media and
minor flows directed to Taylor Court (LPOD2). Modelling outlined in the supporting Stormwater
Management Plan confirms a compliance with designated pollutant reduction targets and
demonstrates that post-development peak flows are attenuated to pre-development levels up to the
1% AEP event.
