1. DETAILS
The proposal is for Building Work Assessable against the Planning Scheme (Patio within Riparian
Buffer Area).
The Planning Act 2016 allows exemption certificates to be issued where ‘the effects of the
development would be minor or inconsequential, considering the circumstances under which the
development was categorised as assessable development’.
The subject site is located within the Rural Zone, has a total land area of 287,693m2 and is currently
improved by an existing dwelling house and associated structures. The proposal seeks to establish
a patio which extends out from the existing living area to the southern elevation of the existing
dwelling house for a total area of 54.9m2. The patio is proposed to be located over an existing
grassed outdoor area and does not include any evidence of existing riparian vegetation within this
location. Consequently, the effects of the development would be minor or inconsequential.
The proposal is compliant with all other requirements of Noosa Plan 2020.
