2               Site Description
The site consists of two neighbouring properties located at 4 (Lot 784 on RP48111) and 6 (Lot 785 on
RP48111) Arakoon Crescent, Sunshine Beach, see Figure 2-1. The site slopes away from Arakoon
Crescent towards the dunes that adjoin Sunshine Beach, with a change in elevation from Arakoon
Crescent to the rear property boundary of approximately 10 metres. The rear property boundary that
adjoins the dune is elevated at approximately 18 metres above Australian Height Datum (AHD).

Sunshine Beach is located south of Noosa Head and has an east-south-easterly aspect with exposure to
waves from the north-east through to south-east. The site is approximately 700 metres south of Noosa
Headland which has a significant influence on coastal processes and longshore sand transport along this
section of coastline.

2.1             Development Proposal
The subject property is currently occupied by an existing house on 4 Arakoon Crescent and a pool on 6
Arakoon Crescent. It is proposed to demolish the existing house and construct two separate single
dwellings, one on each lot. At this stage there are no architectural drawings of the proposed
developments. However concept sketches have been provided by Lockyer Architects and are presented in
Appendix A.
