1. INTRODUCTION
1.1 Background
Gondwana Ecology Group Pty Ltd has been engaged by Noosa Springs Real Estate to provide a basic
technical report on the terrestrial ecology (fauna and flora, and particularly koala habitat) of the land
at the corner of Links and Resort Drive, Noosa Heads (refer Figure 1). The land is formally identified
as Lot 4 on SP 178340 and encompasses some 3.8ha.

The majority of the subject land is improved by car parking, tennis courts, the Noosa Springs golf
clubhouse and associated buildings and infrastructure. The land is bordered to the north, south and
east by Resort Drive and by Links Drive and the golf course to the west.

Under the Noosa Plan 2020 the subject land is zoned as Recreation and Open Space and Tourist
Accommodation.

A series of Photo Plates are attached to this document to illustrate the character of the subject land.


1.2 Proposed Development
The site is proposed to be developed as a luxury hotel incorporating:

     •    112 hotel rooms within five main pavilions;
     •    ancillary facilities including swimming pools, bars, dining area with café;
     •    “porte cochere” entrance;
     •    three (3) new tennis courts (removal of the existing for tennis courts);
     •    back of house area for deliveries and servicing; and
     •    two additional car parking areas.

The proposed development and potential impacts are described in Section 4, with the development
layout provided in Figure 2.


1.3 Purpose
This report is to provide a basic assessment of ecological values with specific attention to the koala
trees associated with the area mapped “koala habitat” as identified and discussed at meetings with
the Noosa Shire Council (Council).

The specific scope for the assessment includes:

     •    Desktop review and analysis of available reports, mapping and databases;
     •    Tree survey;
     •    Target threatened fauna survey;
     •    Target threatened flora survey and flora species list; and
     •    Assessment of potential impacts and management recommendations
