7.6 DEVELOPMENT CODES
The following development codes are applicable to the proposed development:
• Dual Occupancy and Multiple Dwelling Code
• Works Codes
Comment: An assessment of the Dual Occupancy and Multiple Dwelling code has been included
within Attachment 1. The code assessment has determined that the proposed development
complies with all relevant performance outcomes. Where acceptable outcomes are not met, an
alternative solution demonstrating compliance with the corresponding performance outcome is
provided and discussed below.
The assessment against the relevant Works Codes has determined that the proposed
development generally complies with all of the development codes. Further details will be
provided at operational works and building works stages. Any specific matters can be addressed
by conditions if required.
7.6.1 ALTERNATIVE SOLUTIONS
AO19.2 Development does not include rooftop terraces.
The traditional dwelling unit includes a rooftop terrace. This was assessed and approved as
complying with performance outcome PO19 with DBW21/0063.
AO19.3 The total width of any parapet wall does not exceed 50% of the width of the front facade
of a building.
The Clipper Street frontage includes a parapet wall. The parapet flashing does not however
extend above the roofline and also has a framed extrusion to the front face to integrate with the
overall facade design. The design outcome will contribute positively to the local skyline and
complement the character of the locality in compliance with performance outcome PO19.
AO22.1 For landscape amenity reasons, cut or fill is less than 1.5 metres in depth relative to the
ground level.
Cut will exceed 1.5m in depth at the midpoint of the site between the two street frontages
between the traditional unit and small dwelling units and also a section of the northern side
boundary near the small dwellings units. Proposed cut will extend to a maximum depth of about
1.836m. Retaining to the side boundary will not exceed 1.5m. The cut is proposed to respond to
the site frontage levels at both Ventura Street and Clipper Street. Cut is largely contained
internally and will not impact the streetscape or adjoining properties. The proposed change to
natural landform is only to the extent necessary to achieve an appropriate development outcome;
will not lead to erosion; and will not lead to disturbance of natural features; in compliance with
performance outcome PO22.
