n) Gibson Rood, port of Mory Street, Noosa Parade, Reef Street, Weyba Road, Walter
Hay Drive, Eenie Creek Road, Beckmans Road d and Eumundi Naosa Road are
protected as parts of the Naasa's major road network
0) The function, safety and visuol amenity of the Noasa's major road network are
protected.
21. The increased traffic and congestion resulting from the proposal will significantly
compromise the function and safety of Walter Hay Drive and Eumundi Noosa Road.
(Refer to Traffic Impact of Proposed Service Station at page 15 for further details).
22. The visual amenity of Walter Hay Drive will be negatively impacted. The existing
landscaping along Walter Hay Drive (which is the south western (front) view of the
site) comprises substantial trees and foliage which will be substantially reduced as a
result of the development. Presently, the site and the GSLCoperate as a "green zone"
and a clear and sensible demarcation of the end of the industrial area when
approaching Noosa from Eumundi Road. The proposed development will result in a
significant loss of this amenity.
x) For the Community Services Zone land for Community Uses and Infrastructure Uses:
i. is protected and managed to enable the efficient and timely delivery of community
services including:
D) the Good Shepherd Lutheran School, Naosavil/e State Primary School and land
adjacent developed for secondary educotian; and
ii. is consistent with the infrastructure, indoor and outdoor recreation, education,
social and safety needs of the local community, including people with special
needs, such as the elderly, children, law income earners and disabled persons
23. The proposed use will adversely impact on GSLC'scapacity to deliver its services in an
efficient and timely manner. In particular, it will make it substantially more difficult
for the school to safely operate its student drop off and pick up zone due to increased
traffic and congestion on Walter Hay Drive and Eumundi Noosa Road.
24. The increased traffic and congestion resulting from the proposed service station will
increase the risk of children being involved in an accident when walking or riding their
bikes to and from the school. (Refer to Traffic Impact of Proposed Service Station at
page 15 for further discussion on this issue).
