7.2 LEVEL OF ASSESSMENT
The Tables of Development Assessment for the Business Centre Zone and the Community Services
Zone within the Noosa Heads Locality indicate the proposal is subject to impact assessment.

Overlays recognise a wide range of environmental features and values and need to be given particular
consideration in the assessment of applications under the Noosa Plan.
MAPPING COMMENT
Biodiversity
The site is identified as containing a small strip
of environmental enhancement area. Having
regard to the existing site development, this
mapping appears somewhat inaccurate (refer
vegetation plan based on site contour and
detail survey included within attached
Landscape Concept Plans) with no vegetation
existing in the mapped area. The
environmental enhancement area relates to
the adjoining Pinaroo Rotary Park. As no
vegetation removal is proposed in the site
within this area assessment against the
Biodiversity Overlay is not required.
Bushfire & Acid Sulfate Soils
The site is identified as containing a Medium
Bushfire Hazard area and Low Potential Acid
Sulfate Soil Area. Given that the site is fully
cleared and already developed for urban
purpose, these overlays do not present and
further development constraint. Assessment
against the Natural Hazards Overlay Code is
not required, with standard conditions capable
of addressing the matters in future detailed
design and application stages.
