are to be provided for the self-storage units with 41 spaces for the tourist park, comprising one space per

site and four visitor spaces.

The proposed car parking provision is well in excess of the minimum number of parking spaces required

under the Noosa Plan.

3.3.3. Design

The layout and provision of on-site car parking is generally consistent with the requirements of
Australian Standard AS2890.1:2004 Parking Facilities Part 1: “Off-Street Car Parking” in terms of bay

dimensions, aisle widths, vehicle circulation and manoeuvring. This is typified by:

m= 2.6m x 5.4m vehicle parking spaces
== 6.6m wide parking aisles

— 7.2m- 8m wide circulation aisles

3.3.4 People With Disabilities

Four Person with Disability (PWD) spaces are proposed which is in line with the standards set out in
AS2890.6: 2009 Parking Facilities Part 6: “Off-Street Parking For People With Disabilities”, which
requires one space for every 50 car parking spaces. As demonstrated in the site layout plans, the four
PWD spaces are appropriately sized and located in close proximity to access points, in accordance with

the requirements of AS2890.6.

Sight Distance

The Road Planning and Design Manual requires a safe intersection sight distance (SISD) of 121m for a
60kph speed limit and 181m for a 80kph speed limit, based on the desirable 2.5 second driver reaction
time. The topography to the north is flat. However, the land to the south slopes upwards towards the
intersection with the Bruce-Highway Ramps. Therefore, we have assumed a 4% downgrade correction
factor to the southern Myall Street approach to the site access intersection, which increases the required

SISD on this approach to 187m.

On-site observations confirm that this sight distance can achieved in both directions along Myall Street at
the proposed site access location. The site distance to the south would require the removal of some
vegetation both within the site and the road reserve. Some signage within the road reserve may need to be

relocated.
