CONCLUSIONS AND RECOMMENDATIONS

Conclusions

The proposed development has been evaluated in terms of its impact on the surrounding road network,

site access operations and internal layout. The main points to note are:

it is proposed to redevelop the site to provide a mixed-use development comprising a service

_
station, fast-food restaurant, retail store, self-storage units and tourist park with a total building
GEA of 3,563m?

== _ two points of vehicular access are proposed, one from Myall Street and one from Ferrells Road

== _ the proposed development incorporates 224 car parking spaces across the site, which is consistent
with the Noosa Plan and is expected to adequately cater for the anticipated parking demand

== adequate provision is made for the standing, parking, loading and unloading, access and
manoeuvring of service vehicles and petrol tankers within the development site

m= service vehicles would predominantly use the Myall Street access and any amenity impacts
associated with increased heavy vehicle movements on Ferrells Road would be limited

== _ the development is expected to generate a maximum of 369 vehicle trip ends during the weekday
evening peak period, and 363 vehicle trip ends during the Saturday peak period

== of the weekday evening peak hour traffic generation, 137 vehicle trips are predicted to be new trips
on the network, with the remaining 232 trips being diverted

== of the Saturday peak hour traffic generation, 160 vehicle trips are predicted to be new trips on the
network, with the remaining 203 trips being diverted

m= _ the site access intersection on Myall Street is expected to experience excellent operations during
the opening year (2016) and future year (2026)

m= __ the Myall Street / Ferrells Road intersection is expected to demonstrate ‘excellent’ operations in the
2016 and 2026 scenario

== the Myall Street / Bruce Highway Ramps intersection is expected to demonstrate ‘excellent’
operations in the 2016 and 2026 scenario

Recommendations

Based on our analysis it is recommended that:

a left turn auxiliary deceleration lane (AUL) and a channelised right turn treatment (CHR) be
provided at the Myall Street / Site Access intersection
pavement arrows be painted at the site access crossover and throughout the internal layout to

emphasise the intended directions of vehicle flow
