Reference Document - Flood & Stormwater Management Plan 28_8_2025

                 1.3.       Request for Information
                 An information request from Noosa Council, dated 15 August 2023, requested further information on the
                 development application (RAL23/0013). Items relevant to the Flood Investigation and Stormwater
                 Management Plan are listed below together with the relevant response(s).



                 Item 10: Issue – Earthworks
                 Section 2.2.1 of Collier’s Flood and Stormwater Plan proposes the following:

                     a.   A drain at a depth of 0.4m in a 3-metre-wide easement; and
                     b.   1,250m of cut at a depth of 0.1m.

                 Insufficient information has been provided demonstrating the location and extent of these works. Any works that
                 is located outside of the subject site (33 Pavilion Street) must be supported with the landowners’ written consent.

                 Response:

                 The earthworks (drain in 3mtr easement, and 1250m3 cut) are part of 25 Pavilion works and have been
                 constructed.

                 Section 2.2.1 of the SMP has been updated to show the works as “existing” to clarify this point.



                 Item 11
                 Provide additional detail demonstrating the location and extent of the works proposed in Section 2.2.1 of Collier’s
                 Flood and Stormwater Plan. The additional detail must be prepared by a suitably qualified person (RPEQ –
                 Registered Professional Engineer of Queensland) and include, but not be limited to:

                     a.   details of the proposed stormwater drain and easement (location, grades, lots benefitted and burdened);
                          and
                     b.   where works are located outside of the subject site (33 Pavilion Street), provide all respective landowners’
                          written consent.

                 Response:

                 The stormwater drain and easement are not proposed works. They are existing works as part of adjoining
                 application 25 Pavilion. Section 2.2.1 SMP has been updated to clarify this point.



                 Item: Flood impact assessment
                 The submitted Flood and Stormwater Plan prepared by Colliers includes aerial imagery that does not reflect the
                 recent subdivision at 25 Pavilion Street (now Majestic Drive). It is unclear to Council if survey data reflecting the
                 newly completed works has been used in conjunction with Lidar to provide an accurate assessment of the
                 proposed flood and afflux mapping. Council is concerned that the proposed earthworks may adversely affect the
                 flood characteristics of external sites.
