4 ACCESS ASSESSMENT

Access arrangements to the development have been reviewed and assessed against
the requirements of the Noosa Plan – Transport and Parking Code and also Australian
Standards AS2890.1 for off‐street parking.

The southern crossover will be relocated approximately 6m to the north and the
northern crossover formalized. It is recommended the driveway crossover comply
with the requirements of IPWEA standard drawing SEQ‐ 051 for driveways as shown
in Appendix B.

From a traffic and safety perspective it is preferred is to have the northern access for
entry and egress with the southern access as exit only.
 The allows direct entry to and from the basement car park.
 It also minimises the traffic movements past those 7 driveways car parking
       spaces and the pedestrian access.
 For accessing the site, a right turn entry from Maple Street is preferred to
occur at the northern access because it is on the straight, with good approach
visibility and the bus bay to the left allows passing.
 This circulation also allows the WCV to stand on site to conveniently wheel
the bins out for rear collection without impact/standing on the pedestrian
       pathway entry into the building.

To comply with the requirements of AS2890.1 the gradient of the driveway should be
less than or equal to 1:20 (5%), and across the footpath the gradient should be less
than or equal to 1:40 (2.5%). The driveways are 1:19 to the property boundary and
1:40 across the 2m wide footpath. This is considered acceptable given the terrain of
the site.

To provide safe passage to pedestrians and cyclists on the pathway, sight lines must
be maintained between the property boundary and the driveway as shown in Figure
10.
