Response to Council's Further Advice— Change to the Conditions specified within the Decision
Notice (Minor Change)

185 Weyba Rd, Noosaville QLD 4566
Lot 7 RP 113358

Dear Tara,

In relation to the abovementioned property and development application (51981.3345.01 & 51984.3154.01), on
behalf of Darcher Holdings Pty Ltd, we hereby submit the following information as requested in Council's
Further Advice dated 15 September 2023.

In accordance with section 13.2 of the Development Assessment Rules, we wish to advise that the applicant

is providing all of the information requested.
The following attachment is enclosed within this response:

e Attachment 1-Traffic Engineering Review of Vehicle Accessibility by BMC Traffic.

Information Required by Council

Issue — Vehicle Turn Paths

The Site Plan Proposed B99 Vehicle (101. A, Rev. P4) and Site Plan Proposed B85 Vehicle (101. B, Rev. P2)
prepared by Hiller does not accurately reflect the movements of a B85/B99 vehicle. The reversing manoeuvres
shown are unclear, particularly for vehicles in the eastern car park. It is unclear if the areas highlighted below

indicate the front or rear of the vehicle.

The southern property boundary carpark is not functional. Insufficient room has been provided for a driver to
exit the vehicle. Insufficient detail has been provided demonstrating how vehicles enter and exit the carpark,

noting that all vehicles must exit in a forward gear.

Information Required

1. Provide amended Vehicle Turn Paths plans. The amended plans must be prepared by a suitably qualified

person (RPEQ) and include, but not be limited to:

a) Demonstrate how B99 and B85 vehicles will enter the site in a forward gear, manoeuvre on-site in a

reasonable number of movements, and exit the site in a forward gear;
b) Demonstrate how B99 and B85 vehicles will access the southern-most carpark; and

c) All start/end points must be realistic and allow for sufficient clearances.

Applicant's Response
Please refer to the Traffic Engineering Review of Vehicle Accessibility (Attachment 1) conducted by BMC
Traffic, which highlights the following key aspects:

1. The site offers forward in/forward out access, ensuring access to all car parking bays.

2. There is provision for parking both B99 and B85 vehicles within the undercover carport.

3. Reverse-in parking is available for both undercover parking spaces, allowing for a single forward exit

maneuver from the site.
4. A dedicated aisle for parking one vehicle, with the following considerations:

e A.B85 vehicle can enter and exit the site in forward gear with minimal maneuvering.
e AB99 vehicle may require one repositioning maneuver when exiting this car parking position.

5. Both spaces in the undercover carport are designated for staff parking. Access to these spaces can

be blocked if a vehicle is parked in the aisle, resembling the operation of a tandem parking bay.
To facilitate the above changes, the following modifications will be implemented:
e The removal of the shed located at the rear of the site.

e The relocation of the trees as indicated in the plans, specifically in the south-east and south-west
corners of the site.

It is important to note that existing landscaping will be preserved to the extent possible, except in areas

where it obstructs the vehicle path of travel.

This ends my client's response to matters raised by Council within their Information Request.

We ask that Council proceeds with the assessment of this application under section 13.3 of the Development

Assessment Rules, effectively ending our applicant's response period.

Should you require any additional information or have any queries please to not hesitate to contact us.

Kind Regards,
