Tenant Overview: Tro Management Australia Pty Ltd (Todd O'Reilly trading as IGA)
IGA is an Australian chain of supermarkets owned by Metcash with individual stores independently
owned. Todd O'Reilly has extensive experience owning and operating IGA supermarkets on the
Sunshine Coast with stores in Little Mountain, Mooloolaba and Chancellor Park.
Tenant Assessment Criteria
Commercial Terms 19/20 The commercial lease terms offered by Todd O'Reilly
are reflective of the asking terms. The “rent free
incentive” is below market in a post covid
environment.
Business Track Record 19/20 Todd and his family have successfully run multiple IGA
stores across the Sunshine Coast. Todd has an
accounting background which has helped him achieve
a strong trade across his stores.
Capability and Resources 18/20 Based on an asset and liability statement provided and
a recommendation from Thomas Brown (previously
the business development manager at Metcash), we
are confident that Todd will be able to meet the
financial obligations of the lease.
Suitability & Compatibility 17/20 IGA Sunrise Beach will be backed by a _ national
company and run by a local resident on the Sunshine
Coast. IGA will support local suppliers, brands and
other businesses. IGA Sunrise Beach is set to attract
large volumes of patrons to the complex and fill a gap
in the market.
Contribution to Local 20/20 In addition to working with other local business, IGA
Economy Sunrise Beach will be providing the surrounding
catchment areas with the opportunity to shop for
fresh produce as well as activating Sunrise Beach
Shops, strengthening the trade for existing businesses
in the complex.
Total Assessment 93/100 It is the opinion of Colliers that Todd O'Reilly (IGA) is an
excellent fit for the Sunrise Beach Shops.
