5.2 NOOSA PLAN 2020 – BIODIVERSITY, WATERWAYS AND WETLANDS OVERLAY
Approximately 1,830m2 of assessable vegetation clearing is required within an area mapped under the
Noosa Plan 2020 – Biodiversity, Waterways and Wetlands Overlay as containing an Area of Biodiversity
Significance and MSES Environmental Values. Given the flood prone area constraining the existing cleared
areas within the site, the applicant cannot avoid locating the dwelling within the mapped area. The area
proposed for clearing has been minimised to the greatest extent to allow for construction of the dwelling
and an associated Asset Protection Zone only.

5.3 CORE KOALA HABITAT AREA
The South-East Queensland Koala Conservation Strategy Koala Habitat Values mapping identifies that the
site is located within a Koala Priority Area and contains Core Koala Habitat. Approximately 1,830m2 of
vegetation clearing is required within the mapped Core Koala Habitat area (over and above the 10m
exempt clearing around the allotment boundary).

5.4 REGULATED VEGETATION
Approximately 1,830m2 of mapped of concern RE 12.9-10.1 is required to be cleared to accommodate the
proposed dwelling and associated Asset Protection Zone (over and above the 10m exempt clearing around
the allotment boundary).

5.5 FAUNA AND FAUNA HABITAT
The impacts to fauna species anticipated as a result of the development relate primarily to the loss of
2,900m2 of native vegetation. No arboreal hollows were observed within the proposed development
footprint. Potential impacts include the possibility of direct death of native fauna species during the
vegetation clearing proposed. Indirect impacts to fauna species may also occur as a result of site
intensification for residential purposes and the potential to increase long term impacts to fauna
associated with reduced nocturnal foraging suitability within retained vegetation due to the introduction
of artificial lighting. Stormwater runoff generated during site construction also has the potential to
increase sedimentation of the adjoining waterways, thereby impacting habitat quality of aquatic and
amphibious species.

No notable evidence of koalas was identified during the site investigation, although koalas may be present
in the local landscape. The clearing proposed will have minimal impact on koala populations in the context
of the remaining vegetation present on the balance of the site and adjoining allotments.
