PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 JULY 2022

The application now seeks approval to develop the site for a Multiple Dwelling of 10 units,
previously the application was for 8 dwelling units, located in three, two storey buildings with a
central driveway and internal parking and manoeuvring area. The front four units facing Toolar
Street contain 2 bedrooms and each have a gross floor area of 94.95m2 whilst four of the rear units
comprise 2 bedrooms and a gross floor area ranging from 67.26m2 to 68.33m2. The 2 remaining
rear units comprise 3 bedrooms with a gross floor area of 123.84m2 for each unit. The applicant
will be seeking Gold Standard accreditation under the Liveable Housing Australia Design
Guidelines for 6 of the 10 dwellings.
The applicant has detailed that the development now provides the following:
  • Units : 10 comprised of 2 x 3 bedroom 2 level units, 4 x 2 bedroom 2 level units & 4 x 2
        bedroom single level units
  • Site Cover: 877.41m2 (43.4%)
  • Plot Ratio: 898.66m2 / 2020 = 0.44:1
  • Landscaping: 679.09m2 (33.6%)
  • Parking: 16 resident spaces + 2 visitor spaces
  • Front setback: 5m to OMP and 7m to wall
  • Rear setback: 4.5m to building wall and 1.5m to OMP
As a result of pushing the development back from the front boundary, the gradient of the front
landscaped batter has been reduced. The rear setback has been reduced as little as possible
to maintain a setback to the building and provide private open space. The landscape plan is
currently being updated and will reflect the changes discussed including the use of retaining
walls in the rear of the site to form planter boxes or terraced planting areas.
Units 6 & 7 have been converted to 4 x 2 bedroom units each covering only one level. The
required private open space has been provided for each of the ground level and upper level
  units.
A Locality Plan, Site plans and elevations are provided below:
