MCU10/2083 Development Application part 2 - Attachment 4 - Economic Impact and Need Assessment
3 Market Fundamentals
This section sets out the proposed Noosaville convenience retail centre’s trade
area characteristics, population and household growth prospects and retail
expenditure available from the resident and visitor markets.
3.1 TRADE AREA DEFINED
The proposed Noosaville convenience retail centre’s trade area was defined and
segmented into a primary and secondary trade area based upon:
• the expected size, composition and function of the proposed centre;
• the location and function of existing competitive centres;
• the road network and barriers to movement including national parks and
canals; and
• Census collector district boundaries.
The primary trade area encompasses residents within an approximate one
kilometre radius from the subject site. The Noosa River acts as a natural barrier
to the north and east. To the south, the trade area extends to Shorehaven Drive
and west to Eumundi Road.
The secondary trade area comprises a more contained area located to the west
of the primary trade area. It includes the residential pocket west of Eumundi
Road and south of Shorehaven Drive.
Figure 3.1 shows the defined trade area expected for the proposed Noosaville
retail centre.
3.2 RESIDENT MARKET
Table 3.1 sets out the resident population and households for the main trade
area at 2001, 2006 and 2010, as well as forecast population and households for
2013 to 2017. Population and household data were compiled from the
Australian Bureau of Statistics (ABS) 2001 and 2006 Census and dwelling
approval data from the ABS for July 2001 to June 2009.
• In 2006, the trade area had an estimated 4,558 persons residing in 2,026
dwellings.
• Currently, the trade area is estimated to have a resident population of
4,700 people in 2,110 dwellings.
• This increase over the last four years represents an average annual
growth rate of 0.8%.
