10.0 Recommendations
1. That any new residential building and any other building within 6m of it, shall be constructed in
accordance with AS3959-2009 and the guidelines provided in Section 6.3 of this BMP. With a 12m
(minimum) setback between dwellings and unmanaged fuel Areas 2, 3 and 4, BAL 29 construction is
shown to be viable under Method 2 of AS3959-2009. With a minimum setback of 10m between the
dwelling on Lot 2 and unmanaged fuel Area 1, BAL 29 is viable.
All other structures built within 6m of a dwelling shall be constructed in accordance with this
Standard.
Builders shall warrant that they have a copy of this Standard, and that it shall be used consistently
throughout the design and construction of any residential building or structure built within 6m of the
residence.
2. The Asset Protection Zones on the Subject Lot described in Sections 6.3 and 7.2 of this report shall
be constructed and maintained as IPA.
3. A minimum of 5 000litres of water to be dedicated to fire fighting use at each dwelling. As this
volume is marginal or deficient for structural fire, it is recommended that the Lot owners consider
providing a dedicated supply of 10 000litres of water, within 6m of a hard stand area which is
accessible to fire fighting vehicles. When held in a tank, it should be fitted with a 50mm male
camlock coupling and ballvalve to facilitate access by emergency services. This water reserve should
be supported by a pump that is powered independently of mains electricity supply..
4. Unit buyers shall be made aware of the existence of this Plan and their responsibilities outlined within
it, in particular building construction, asset protection zone maintenance and emergency
management.
