2. SITE DETAILS
2.1 Background
A pre-lodgement meeting was held with the owners of the site, their Project Architect and Council
officers on 30th July 2019. The pre-lodgement plans detailed a development for 8 x 3 bedroom
units which complied with site cover, building height and front and rear setbacks however did not
comply with population density, plot ratio or side setbacks applicable to the Noosa Plan 2016. The
applicants were advised that the areas of non-compliance relating to population density and plot
ratio would not be supported by Council staff.
Staff also provided comments as to the provisions of the Draft Noosa Plan noting that site cover
and plot ratio could be increased where small dwelling units were provided at a rate of 3 small
dwelling units to 1 other dwelling unit.
