3.2.6 Vegetation Hazard Class 36.1 — Exotic & hardwood plantations

Vegetation Hazard Class 36.1 (VHC 36.1) is located in a single unit offsite to the north to northwest.
The community exhibits an average canopy height of 24m with crown cover of approximately 10-
30%. It is characterised by a Pinus elliotii (slash pine) plantation with various native and exotic
regrowth in the understorey.

VHC 36.1 is attributed a potential combined surface fuel load of 23.8 t/ha and a potential total fuel
load of 26 t/ha, and is classified as Prone Type 1 (QFES, 2019). Plate 10 depicts typical conditions
within VHC 36.1.

3.2.7 Vegetation Hazard Class 39.2 — Low to moderate tree cover in built up areas

Vegetation Hazard Class 39.2 (VHC 39.2) is located across the majority of the golf course area
onsite and pasture areas to the north and west. The general golf course fairways are characterised
by maintained lawn with linear units of woody vegetation (Plate 11 left).

Units of bushland in the southwest site extent about the access road exhibited a managed
understorey (i.e., mature trees with a slashed, mown, and/or maintained garden understorey) and
based on those conditions were also assigned VHC 39.2 (Plate 11 right). These managed
understorey conditions must be maintained in this area in perpetuity for this assessment to remain
accurate.

VHC 39.2 is attributed a potential combined surface fuel load of 5 t/ha and a potential total fuel load
of 8 t/ha, and is classified as Prone Type 3 (QFES, 2019). Plate 11 depicts typical conditions within
VHC 39.2.

3.2.8 Vegetation Hazard Class 43.6 — Water bodies or very low vegetation cover
Vegetation Hazard Class 43.6 (VHC 43.6) comprises the onsite dams.
