3.2 INTERSECTION ASSESSMENT
The future year (2028) traffic volumes for the intersections within the vicinity of the site have been adjusted to include the
anticipated peak hour development traffic volumes. Each intersection is discussed below.
3.2.1 ELM STREET (COOROY CONNECTION ROAD) / PEARSONS ROAD
INTERSECTION
The anticipated future year traffic volumes, including the development traffic, are presented below in Figure 3.1.

Figure 3.1: Elm Street (Cooroy Connection Road) / Pearsons Road intersection, 2028 AM and PM Peak Hour, total
volumes including Development Traffic
The intersection under base year 2018 traffic volumes without the development traffic volumes satisfies the TMR
warrants for channelised right turn treatment lane from the southern approach. Refer Figure 3-2 TMR warrants, showing
in grey the 2018 traffic volumes without the development. In the future design horizon year 2028 in the fully developed
scenario, the TMR warrants for channelised right turn lane from the southern approach, as well as the short auxiliary left
turn lane from the northern approach are satisfied, refer Figure 3-2.
