17. IRRIGATION SYSTEM 17.1. GENERAL SPECIFICATIONS It is the Head Contractors responsibility to co-ordinate all required Approval Authorities connection approvals and certificates. Individual courtyards / levels / areas are to be capable of being individually programmed. Water meter to common areas per Hydaulic Design by Balmain & Co. All irrigation designs within all landscape and turf areas must apply a distribution uniformity equal to or greater than 75% (DU). The scheduling of the irrigation system (Automatic Control Programs) shall be set to achieve the maximum efficiencies possible. The application rate of the system must not be greater than the infiltration rate of the soil. Pooling of irrigation water on the surface will not be accepted. Adding “cycle & soak” to the irrigation programs will eliminate this scenario where the application rate of the irrigation system exceeds the infiltration rate of the soil. All irrigation conduits on basement and podium are to be cast into the structural slab. This and all penetration through the structural slab are to be closely coordinated with structural engineer and hydraulic engineer. Full description of the required system and its components are to be listed in the submitted documentation. This documentation should include drawings and schedule of quantities. It is the responsibility of the Irrigation Contractor to ensure they have all the relevant documentation and to provide a detailed Schedule of quantities. If a "Lump Sum" submission is tendered it will be presumed that all the required items have been included in the Tender price. If existing Services are located on site, it is the contractor’s responsibility to source all existing as constructed information for all services for local authorities or/and client before commencement of works. The contractor must obtain approval from the client prior to commencement of any excavation in the vicinity of existing services. Submit all documents to the Landscape Architect for review and approval. Locations of meter boxes, mains connections and valve and meter box locations to be approved by Landscape Architect. The equipment and installation processes described are intended to produce an irrigation system which complies with all applicable industry and local authority and Australian standards. The Irrigation Contractor will inspect the site and verify the available water flow and pressure, prior to lodgement of design and Tender. The Irrigation Contractor will be responsible for all works required. Items not specifically described in this Specification, but which would normally be required to produce a fully functioning irrigation system are to be considered part of the required works. It is the Irrigation Contractor’s responsibility to bring to the Superintendent’s attention any concerns, potential obstacles or possible improvements before construction commences.
