17.2.       IRRIGATION TYPES

   Permanent automated sub-surface and surface spray irrigation system (D&C)
   Description – Design, supply, installation and commissioning of a permanent automated sub-surface
   irrigation system. To include pump, controller and all electricals.
   Water supply - From the on-site rainwater collection tank(s) and from the potable main water connection.
   Extent - The system is to cover all new gardens beds, trees/palms and lawns
   Capacity - The system is to be capable of supplying 32mm of water/week/m2 over all areas. It is to be
   designed to operate for 10 years (minimum).
   Installation – For planting areas water is to be delivered via sub-surface (ie. under the mulch but above the
   soil) drip lines. Conduits are to be provided under paving, walls etc by the Head Contractor. Individual trees
   (100 litre and over) are to be fitted with a drip line around the root ball. For turf areas, water is to be
   delivered via pop up sprays, with a minimum overlap of 30 degrees to irrigation zones.
   Pit Installation - Valve pits are to be set on a 200mm deep bed of gravel for drainage. Pit covers are to be
   level with the soil surface.
   Plumbing - Include plumbing connection to the main line, all valves and backflow prevention. Install a
   suitably sized pump and housing to provide the necessary flow rates and pressure. Incorporate the ability to
   automatically switch to mains water (if allowed) when the rainwater tank is dry. A dedicated GPO is to be
   provided by the Head Contractor.
   Controller - Locate a central multi-station controller in a lockable box as directed by the Superintendent.
   Allocate 1 station for each private lawn, 1 for any communal lawn, 1 for each private garden area and
   several for the different communal garden areas to accommodate different microclimates and plant water
   requirements. A dedicated GPO is to be provided by the Head Contractor.
   Rain sensor – Locate a rain sensor in an adequate spot and connect it to the controller
   Authority Approvals - All work is to be approved by the regulatory authority.
   As Builts - Prepare and supply as installed drawings and commission the system.

   Notes:
       - A meter is to be installed to measure the amount of water used by the system.
       - Water is to be delivered to lawns and gardens via pop up sprays. All sprays to be pop-up on swing
          arms and provide min. 200% cover.
       - Avoid over spray onto pavement, buildings or other structures.

   Notes – Refer to 750-IR (Irrigation Drawings for Garden Beds to be irrigated). Hose connection point to be
   provided by others.
