20220728 Ltr Negotiated Decision Notice 17-19 Noosaville
Attached to the e-mail MCU21/0146 - Representations.
Background On or about 25 August 2021, Stockwell Development Group Pty Ltd (“Stockwell”) made a development application to the assessment manager for a development permit for a material change of use for multiple dwellings (“Development Application”) on land at 28 Eenie Creek Road, Noosaville (“Land”). The Land is: 1. part of Lot 3 on SP246584; 2. located in part of Noosa Civic; and 3. located within Precinct 5E (High density residential precinct) of the Major Centre Zone within the Noosa Business Centre identified in the Noosa Plan 2020. Originally the Development Application sought approval for: 1. a total of 96 residential units in 3 separate buildings, each occupying 3 storeys; 2. a mix of dwelling types, including 27 x 1 bedroom, 57 x 2-bedroom and 12 x 3-bedroom units; 3. vehicular access (including service vehicles) from a single driveway to Hofmann Drive; and 4. building styles which depicted a high-quality architectural design “consistent with the laid back coastal style presented in Noosa”. The Development Application was subject to impact assessment. The application received one submission against the submission which was concerned about carparking. On 21 June 2022 the Council approved the Development Application subject to conditions. Condition 5 We request the removal of condition 5 from the conditions package. Condition 5, says: The study rooms must not be used as a bedroom with these rooms to have at least one wall with a maximum height of 1.5 metres or limited to sliding doors, concertina doors or the like. Study rooms are rooms detailed on the plans which do not include a bed within the furnishings.” Figure 1 and 2 demonstrate the proposed internal design of 2- bedroom units.
