2.3 Groundwater
No signs of groundwater seepage (‘springs’) were observed across the proposed development areas
during our walk-over.
2.4 Surface Drainage
Natural surface drainage follows the ground surface contours from the proposed development areas,
primarily towards the east in the central development area and in all directions off the ridge crest at the
proposed new residence location. Generally, surface water would following the natural drainage lines and
positive gradients towards the existing dams and lower lying ground to the east/south. Surface water is
expected to drain well from the site considering the positive gradients and low permeability of the expected
clayey soils; however, poorer drainage conditions would be anticipated on level areas. No significant signs
of erosion were observed across the proposed development areas during the walkover assessment.
2.5 Vegetation
Vegetation across the site had primarily been cleared, with maintained grass around the existing residence
and mostly long grass/weeds elsewhere.
2.6 Buildings and Other Structures
At the time of the assessment the existing residence comprised a double storey structure of masonry
construction. Most of the existing sheds and outbuildings were of lightweight construction (e.g. sheet metal
roofing, timber flooring etc.). Based on an external visual assessment the existing structures appeared to be
in relatively good structural condition, with no significant signs of distress (e.g. cracking, misalignment etc.)
which could be attributed to slope instability. The existing sheds and outbuildings displayed age related
dilapidation (e.g. rotten panels etc.).
